Why I combined these very specific businesses?

Because most small businesses that are more or less seasonal, and, fluctuate in profits more, during season changes, they can be supported by more permanently active businesses and create balance within community. This will generate more or less stable community income all of the time regardless of the weather. Not everyone buys kids toys, smokes pot, buy gifts & lingerie daily, does yoga or drinks wine, but these businesses can thrive online, with permanent clients & off season.
However, everyone eats, everyone buys home supplies, like cups and dishes, groceries and many people drink tea of coffee in the morning; everyone needs bank, many people need veterinarian, some need glasses, urgent care, pharmacy, emergency loans, bike repairs & parts, hair & beauty services, etc. These will always bring profits during any season 100% & be open regardless.
Turning summer swimming pool & tennis court into ice skating ring in the winter, is very practical as well.
Roof top cafes will add very unique charm to the community, during any season, they use glass dining domes on the roof during rain or winter.
